Home loans for military and veteran families
Stacey Melton is a mortgage broker. Before any preapproval, she looks at your whole picture. That includes your VA entitlement, which is how much of your VA home loan benefit you have left. It also includes income like BAH, your housing allowance, and disability pay.
Moments that change a home loan
-
Orders arrive
Your closing date was set by somebody else. She works out what can move and what cannot, before you sign.
-
Leaving service
Your income changes, and your benefits change with it. She looks at the whole new picture before you shop.
-
Choosing where to settle
Years after service, you pick the place: near family, or somewhere warm. She plans the sale, the purchase and the months in between.
-
A second home with your VA benefit
If you have benefit left, you may be able to use it again and keep your first home. VA says you must live in the home you buy. She checks what you have left. VA on using it again
Told no on a VA loan?
A no does not have to be the end. Here is what she does with it.
Find out why
You were told no. She finds out the reason.
Look at the actual file
She reads the file itself, not the summary, and checks what question the no was answering.
A plan with dates
If it is still no, you get a plan. You leave knowing the steps and how long they take.

Moving to Arizona or Florida after service
Her markets are the Phoenix area, in Maricopa and Pinal counties, and Tampa Bay, in Tampa, Clearwater and Largo. She has a home in both places. She is also licensed in Tennessee.
If you are moving to one of these places, she looks at the whole move with you: what you are leaving, what you are buying, and the months in between.

What two VA buyers said
Both are short excerpts from reviews on Zillow, from 2021 and 2022, before Sand 2 Sand Lending.
“I wanted to find someone that not only was trying to advertise a sell but was actually interested & passionate about helping her customers.”
Andrewanthony Mauric, Avondale, AZ. VA loan, first home, closed September 2022. Read it on Zillow “Stacey and her team were able to help us navigate through this important time and made sure we understood the process completely.”

Questions
Have a question that is not here? Call Stacey at (602) 690-2277.
I was told I do not qualify for a VA loan. What now?
Send her the file. She finds out why the answer was no and reads the actual file, not the summary. If it is still no, you get a plan with the steps and how long they take.
Can I use my VA loan benefit more than once?
You may be able to. VA says you can ask to restore entitlement you used before if you sold the home and paid that loan in full, or if a qualified Veteran takes over your loan and uses their own entitlement in place of yours. If you paid the loan in full but kept the home, you can restore it that way one time only. Even without that, you may still have entitlement left. She checks where you stand.
What if my orders change my closing date?
Tell her as soon as you know. She works out with you and your agent what can move and what cannot, and plans the next step with you.
Does she only do VA loans?
No. VA loans are one part of her work. She also helps people buy a first home, move to a new state, buy a second home or downsize.
Start with an hour and the whole picture.
The first hour covers your whole financial picture, VA benefit included, and afterward she sends a written recap you keep.
